Transaction Screening |

| If your project can be considered a "low-impact" use and you don't require one of the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA) Landowner Liability Protections (LLP), a transaction screen can be a fast and inexpensive process to utilize. | |
| Phase I ESA | |
| A Phase I assessment, for those requiring CERCLA LLP, includes a comprehensive inspection of the property, historical records search and an environmental records review to identify Recognized Environmental Conditions (RECs) that could impact the value or usage of the subject property. | |
| Phase II ESA | |
| Phase II assessments include a more in-depth investigation of Recognized Environmental Conditions as identified in a Phase I ESA. This process provides more complete information regarding the nature and extent of the contamination to assist the buyer and seller in making informed business decisions about the property. |
